Born and Raised

Kam was born in 1970 in Forest Gate, East London. He grew up in council estates across East London, with one of his first homes being at 2 Bradley Street, E2. This humble beginning instilled in him a strong sense of resilience and determination, qualities that would later shape his journey in the business world.

Humble Beginnings

In 1987, His first business began with a simple market stall in Grays Essex Market Car Park. This modest start laid the foundation for what would become a thriving enterprise.

The First Property Purchase

A family member faced difficulties in securing a mortgage, so Kam was thrown in as a mortgage host. They purchased a property at 95 6th Avenue for £95,000. However, the market value plummeted by 35% shortly after, leaving them with negative equity.

Facing Recession

Just 3 months later, the property was on the brink of repossession as the family member ceased paying the mortgage and interest rates skyrocketed to 17.5% because of the recession. In desperation, Kam quickly adapted to rent property room by room unknowingly creating extra income also known as a House in Multiple Occupation (HMO).

 Discovering Student HMOs

While attending university in Wolverhampton, Kam purchased his first student HMO at 77 Lesley Road, Park Village for £35,000. With four rooms rented with an annual rental of £7,500, this venture proved to be a successful model.

Venturing into Professional Residential Investing

166 Charlemont Road was purchased and converted from a residential property to a buy-to-let before buy-to-let became mainstream, marking Kam’s infiltration into the estate agent system.

Expanding into Commercial

The market stall that Kam started in 1987 opened it’s first store, which allowed him to learn the commercial property world

Scaling the Business

The small business expanded significantly, with ten stores opening around South East England. This growth taught Kam much about business and their systems.

First Ground-Up Property Development

Kam purchased the first new build development for £235,000, with an estimated completion value of £800,000. This project was the beginning of the S.A.F.E. development blueprint, ensuring all future developments were strategically acquired and de-risked.

Credit Crunch Recession Hits Hard

The economic downturn severely impacted the garment business, and by February 17th 2008 Kam found himself in personal credit card debt of £187,000.

Sourcing Properties to Eliminate Debt

By sourcing discounted property deals between 2008 and 2009, Kam cleared ALL the debt by January 1st, 2009.

The BAR System

The BAR system, a system for making your property investing evergreen was created although it had been working in the background the whole time, by now 100 properties were purchased in one of the first goldmine areas

2013

First Published Book and 100 more properties added to portfolio

Kam releasing first book, after now having been involved in over 100 property transactions and purchasing another 100, he wanted to share his learning and experience with others so they can do the same.

Premier Property Education was founded. 

For years prior People were asking Kam to mentor them and he started by mentoring them and people were getting results. Word spread and the community started to grow. It organically turned into premier property education.

Expansion to New Goldmine Areas

Premier Property sourced and purchased an additional 100 properties in a new goldmine area, continuing its growth trajectory. It just goes to show how a proven system to take your journey to the next level.

Creating The Home for UK Property Investing

A Dedicated training suite and office valued at £2.6 million, marking a significant milestone in Premier Property's journey, providing mentees with a central hub to foster growth, collaboration, and innovation.

Navigating the Pandemic

As the pandemic struck, there was a lot of uncertainty in the world,  Premier Property Education Was the first property education company to go online and support investors during these challenging times by sharing exactly how we were investing so people could do the same. At Premier Property Property investing skyrocketed.

Celebrating Milestones

With 200,000 people trained, 10,000 books sold, and £11 million in joint ventures, The company was a finalist in the Great British Entrepreneur Awards, the HMO Awards and the Bluebricks Awards acknowledging its contributions and success.
